Attorney General Bill Schuette visits Grand Blanc to show support for Rep. Paul Scott

Written by Bella Burnell on November 1, 2011 – 10:41 pm

GRAND BLANC, Michigan Michigan Attorney General Bill Schutte visited embattled Rep. Paul Scott’s campaign headquarters this morning to make phone calls and drum up volunteer support.

The trip comes a week after Gov. Rick Snyder came to the 51st District to support the Grand Blanc Republican.

Both sides of the recall campaign are entering the final days of getting their message to voters, who will head to the polls Tuesday.

If Scott is recalled, he would be the first member of the legislature ousted in a recall campaign since 1983, when two Democrats were recalled.

Obama Unveils New Student Loan Rules

Written by Hamish Costello on October 27, 2011 – 10:33 pm

The Obama administration is revising some rules on federally guaranteed student loans. The administration says the changes will make it easier for graduates to repay them. It’s making it easier for students to consolidate loans into a single payment and expanding a program that bases payments on a graduate’s income. The new rules will affect 7 million of the 36 million student loan borrowers.

MELISSA BLOCK, host: Today, President Obama announced a plan to help college graduates who are struggling to pay back their federal student loans. He proposed a more aggressive version of a plan that bases borrower’s monthly payments on their income. That’s something he pushed through Congress in 2009.

But as NPR’s Claudio Sanchez reports, many graduates say even the new plan doesn’t go far enough.

CLAUDIO SANCHEZ: Under President Obama’s plan, students’ monthly payments on their government-backed loans would be capped at 10 percent of their discretionary income.

(SOUNDBITE OF SPEECH)

President BARACK OBAMA: Because of this change, about 1.6 million Americans could see their payments go down by hundreds of dollars a month. And that includes some of the students who are here today.

SANCHEZ: And if 20 years down the road you still haven’t finished paying back the money you borrowed, the federal government will forgive the balance. Also, beginning next January, students and college graduates will be able to consolidate their loans at much lower interest rates.

Student at the University of Colorado at Denver, cheered, of course. But Anthony Dela Rosa(ph), 22, is less than thrilled. He graduated last May from the University of Colorado with a degree in international affairs and political science. In a few days, he has to start paying back over $50,000 he borrowed for school.

ANTHONY DELA ROSA: So, my monthly payments are going to be a four to 500.

SANCHEZ: That’s four to $500 a month, which is not going to come down very much, says Dela Rosa, because like so many recent graduates these days, over half of the $50,000 he borrowed is in private loans, not subsidized by the government. President Obama’s pay as you earn plan does not cover private loans, only federal government loans. And that, says Dela Rosa, still leaves him in a bind.

ROSA: The wiggle room isn’t much for students and there are a lot of students who are, in my case, that have the combination of those private and federal loans. And those students are struggling to get by even if they have a job. And if they don’t, those payments are pretty high and the interest rates on those private loans are ridiculous.

SANCHEZ: Administration officials concede the plan won’t solve every students’ debt problem, but it’s a start. And they say it won’t cost the federal government a dime, because it’s no longer paying banks billions of dollars in subsidies to issue college loans.

JAMIE MERISOTIS: We are very encouraged by the president’s proposal. But certainly this initiative alone won’t solve the challenges that we have, in terms of increasing affordability for higher education.

SANCHEZ: Jamie Merisotis of the Lumina Foundation says, over 30 million Americans still haven’t finished paying back their student loans. In fact, student loan debt is now greater than credit card debt. With college tuition and fees climbing faster than inflation, faster than wages and family income, students and parents’ reliance on loans is growing, too. Already, about three-fourths of all the aids students get from the federal government is in loans. And that’s the problem, says Merisotis.

MERISOTIS: So, the cap on payments and the efforts to provide discount on consolidated loans are all steps in the right direction. But over time, the more students borrow, the costlier it’s going to be for the federal government and for us, as a society.

SANCHEZ: In Denver, the president said he’ll do whatever it takes to help more Americans attend college.

(SOUNDBITE OF SPEECH)

OBAMA: Because no matter how tough times are, no matter how many obstacles stand in our way, we are going to make the dream that all Americans share real once again – and that starts right now. It starts with you.

SANCHEZ: Still, experts argue, without fundamental changes in the pricing of college education and a more affordable source of government aid to pay for it, more Americans will be priced out of a college education.

Claudio Sanchez, NPR News.

Oct 29, Real estate appraisal schools | Property appraisal training | Property appraisal education | Real estate appraiser education

Written by Mitchell Steiner on October 25, 2011 – 2:50 am

Checking Out Real Estate Appraisal Schools. Real estate appraisal schools are all about teaching you how to wisely develop an informed opinion on the value of a specific property.

Some may read that and think “Develop an opinion? I can do that, there are no wrong opinions!” Okay, there are no wrong opinions, but a misinformed opinion isn’t even an opinion, it’s just a random, ridiculous statement. So appraisal training is all about developing the ability to know what you’re talking about. So, beyond simply “getting an opinion” on a house or property, what exactly does an appraiser do? Glad you asked. We’ll explain below. People will always be buying and selling property, so people will always be hiring home appraisers. In order to get work in this field, you’ll want to make sure that every single real estate agency, property investor and home seller in town has your number.

Some areas don’t require licensed appraisers while others do. It’s a good idea to get licensed. With the correct qualifications and the right education, you’re free to practice just about anywhere, whereas an appraiser called into another state to do a job may find that they simply don’t have the proper paperwork in order to go and work there.

So again, licensing isn’t always required, but if you skip getting licensed, you only cheat yourself out of 90% of available jobs, and perhaps more, as you’ll wind up being hired less often than the people who are full licensed and registered as home appraisal experts. This is where real estate appraisal schools come in.

The need for an appraiser comes from the fact that not everywhere has a steady, consistent real estate market to determine pricing (and furthermore, that fluctuations in the market happen from time to time even in a place with a more consistent market). So an appraiser’s job is to understand everything that goes into determining property value and to make a fair, informed decision upon inspection of a specific property.

So an appraiser looks at things like the condition of the home, its features, the size and so on, and of course, the location. Generally, the more rural a home, the less it will wind up costing, but there are many homes that fetch a high price while being settled directly outside of town, so there are a lot of factors and subtle points to understand if you want to appraise a home fairly.

Now, because the work is freelance, it can be slow going at first, so you probably won’t want to quit your day job right away. That said, once you get the ball rolling, once you really have some clients rolling in, then you’ll easily be making more money than you ever have before as long as your talented, knowledgeable, and working in an area with a relatively active real estate market. Now, this industry may not be “recession proof” exactly, but it’s certainly “recession resilient”, meaning that it’s an industry that slows with economic downturn, but it rarely suffers to the point of established appraisers having to go out of business. According to the United States Bureau of Labor Statistics, the median annual salary for real estate appraisers was $43,390 in 2004. The top 10% earned over $81,240 per year. In order to join the profession, real estate appraisal schools will provide you with the training you need to be successful.

Big East ready to go after Boise State?

Written by Bella Burnell on October 24, 2011 – 8:46 am

The Big East is apparently ready to make one final push to keep its embattled football league together. With the defections of Syracuse and Pittsburgh to the Atlantic Coast Conference, with TCU, who had been scheduled to join the league next season as a full member moving to the Big 12,and with Louisville apparently ready to join the Horned Frogs in moving to the Big 12, the Big East options seemed limited.
But that may change. According to sources in the Big East, the conference is looking at a plan which will invite Navy, Air Force and Boise State into the league as members in football only as well as Temple and Central Florida as members in all sports. The possibility of adding Villanova as the 12th team in football is also being discussed.
If Louisville chooses to stay in the Big East, the league would have 12 football members and could begin a conference championship game which would increase the value of any television contract the conference would receive.
Boise State, which has become a perennial Top 5 team in the past several years is the key element. If the Broncos, who would explore the possibility of joining another conference such as the Missouri Valley Conference or the Western Athletic Conference in all other sports, came to the Big East, they would also bring much needed BCS points which are necessary for the Big East to maintain its status as a BCS bowl.
The key to this for the Big East is Boise, which could bring significant television dollars in a new contract as well as BCS points and the prestige of a team which could compete for the national championship.
The key for Boise and for Air Force would be to find a place for the other sports besides football. One place could very well be the Western Athletic Conference. “We’ve had discussions with Air Force about joining in all sports but football,” said WAC commissioner Karl Benson this afternoon. “And we would certainly be willing to talk to Boise State about the same arrangement.
A source in the Big East told the Newark-Star Ledger that the inclusion of Boise “had been discussed.”
If the Big East could secure Boise State, Air Force and Navy in football only and add Temple and UCF it would be set in football and probably have a better league than now exists with more of a national footprint.
In basketball, the inclusion of Temple and UCF would put the Big East back to 16 teams. Temple would also elevate the Big East basketball profile which was damaged by the departure of Syracuse and Pittsburgh.
